Full Service Strata Management
The Full Service Strata Management option is for owners who don't want to be burdened with any of the hassles, frustrations, legislative issues, compliance requirements, people-related problems, accounting paperwork and whatever else goes into the running, co-ordination and handling of a Strata Scheme Complex.

The Owners Corporation (and the Executive Committee) will be responsible for signing-off on expenditure for the scheme, attending and voting at any meetings, as well as overseeing the general day-to-day operations and reporting back to the Strata Manager as necessary.

Effortless & Hassle Free
The Strata Manager will take on the lion's share of the work involved with the Executive Committee playing a very much 'over-seeing', senior-management role.  This is, by far, the 'least-effort' option for the Executive Committee and the best way to keep the running fo your scheme as effortless and as hassle-free as possible.

Record Keeping Service
The Record Keeping Service is for owners who want to maintain much more 'hands-on' control of their strata scheme but don't want to be burdened with a lot of technical paperwork, accounting procedures or complicated legislative and compliance requirements.

The Owners Corporation organises and co-ordinates all repair and maintenance tasks as well as any 'harmony' (i.e. neighbour) issues while O'Connors maintains the Owners Corporation records and deals with all other accounting, legislative and compliance functions under the act.

This style of management is suitable for small-to-medium schemes of around 15 lots or less - with the ideal number being 7 or less.  The main reason for this is that, as the number of lots increases, the level of work, complexity and responsibility put on the Executive Committee also increases exponetially.

Do-It-Yourself Strata Management
Do-It-Yourself Strata Title Management is definitely not for everyone but it IS an option for those willing to put in the time required to make it all work.  You can learn more about DIY Strata Management by having a look at our Do-It-Yourself Strata Management information page.

With that in mind, O'Connors offers a Do-It-Yourself Strata Management Kit for strata schemes where the Owners Corporation prefers to manage ALL their own affairs.  The kit provides the essentials needed to setup the Accounts & Records as well as providing enough information to get you started and running meetings.

Please note that this kit should only be purchased for NEW Strata Schemes that have NOT yet setup their Accounts & Records.  If the Accounts & Records have already been setup, this kit will probably be of little or no value.

Developers and New Schemes
O'Connors Strata also specialises in working with developers and their solicitors, either before the Strata Plan is registered or after registration.  We can simply establish the accounts and records as required by the NSW Strata Schemes Management Act 1996  and, if requested, also act as strata managing agents for the complex until the First Annual General Meeting is held.
