How do I pay my levies?
Owners can use DEFT online www.deft.com.au or DEFT Phonepay 1300 30 10 90 – other options include paying by BPAY®, mail, or in person at Australia Post.

What is the Strata Committee?
The Strata Committee (also known as the SC) is made up of representatives of the Owners Corporation elected at each Annual General Meeting. There can be a minimum of 1 and a maximum of 9 committee members.
The Strata Committee effectively become the voice of the Owners Corporation and work with their Strata Manager in ensuring that repairs and works are carried out as needed, as well as playing other vital roles in the ongoing success of the building.

What is the Annual General Meeting (AGM)?
The Annual General Meeting is an important meeting held annually for each Strata Plan that allows the Owners Corporation to come together and review important matters and make decisions for the forthcoming year. Notice is provided to each owner, either electronically (if consent has been given) or post, of the location and time of the meeting.
Why should I attend my AGM?
Attending the Annual General Meeting will allow you to meet your fellow owners, and be involved in the discussion and decision making process related to the Strata Plan.
You will also be able to learn more about the budget, and why your levies are set at certain amounts.
We encourage all owners to attend their AGM, however if this is not possible, owners can complete a Proxy Form and Proxy Voting Form to allow for someone to attend on their behalf.

What are by-laws?
By-laws are made to facilitate the administration and harmony (i.e. the smooth and dispute-free running) of the Strata Plan. They generally cover the use of common property and the behaviour of residents but can also deal with many other aspects of the scheme.
Without them the building would basically operate as a ‘free-for-all’ situation where anyone could essentially do whatever they pleased to their property, the common property and each other.

How do I make changes to my unit?
If you are thinking of improving your unit there are new guidelines that form part of the Strata Schemes Management Act 2015.

Where do I park my car?
Owners and residents may only park within their car space or garage that has been allotted to their unit. Visitor Parking is for visitors to the building only. If you do not have a car space or garage, you will need to park your car outside of the Strata Plan.
Can I bring my pet with me?
Each Strata Plan has a specific by-law relating to keeping pets within the building. You will need to review the by-laws or speak to your Strata Manager to find out which rule applies to your building. Generally speaking, a written request must be submitted by the owner, and approval to keep a pet will be based on certain conditions being met.
